Damage and Incidentals
Guests are responsible for any damage to the rental property caused by themselves, their visitors, or members of their party during the reservation.
Late arrival or early departure
Late arrival or early departure does not qualify for a refund or rental credit.
Property availability
If circumstances beyond our control make the property unavailable, Sandy Palms will make reasonable efforts to provide alternative accommodations. If no suitable alternative is available, the guest will receive a full refund.
Temporary disruptions
Refunds are not provided for temporary defects, outages, interruptions, or conditions beyond our control. This may include plumbing, electrical service, air conditioning, utilities, internet, cable, nearby construction, seagrass, insects, pool or spa issues, weather conditions, hurricanes, and other natural events.
- Saturday-to-Saturday reservations are required. Alternate dates require prior approval.
- One boat up to 35 feet is permitted during the reservation.
- The property includes approximately 35 feet of private dockage with water and electricity.
- The owner’s boat remains on the lift but does not interfere with the guest dock space or waterfront views.
- Parking is available for up to three vehicles and one boat trailer under 40 feet.
- Optional pool heating operates daily from 9:00 AM to 5:00 PM, with a maximum temperature of 88°F.
- Optional spa heating operates daily from 5:00 PM to 10:00 PM, with a maximum temperature of 98°F.
- The pool and spa cannot be heated simultaneously and must be arranged and paid for before arrival.
- Arrival instructions, driving directions, and the property access code will be emailed approximately 48 hours before arrival.
- Exterior surveillance cameras monitor the outside of the property only.
- A complimentary starter package includes toilet paper, paper towels, dishwashing detergent, laundry detergent, shampoo, and hand soap. Guests are responsible for replenishing supplies as needed.
- Special requests are subject to availability, may incur additional charges, and cannot be guaranteed.
- A final quality-control inspection is completed on the day of arrival.
